Dormer Window Installation Northampton

If a loft feels cramped and pokey rather than genuinely usable, the roof slope is usually the reason, and a dormer window is one of the most effective ways to fix it. By projecting out from the existing roof, a dormer adds both headroom and floor space, turning a loft that only works for storage into a proper room.

We install dormer windows across Northampton and Milton Keynes, whether as part of a fuller loft conversion or as a standalone project to improve an existing loft space.

Types of Dormer

We'll talk through which style suits your roof, the look you want, and your budget, since these vary considerably in cost and complexity.

  • Flat roof dormers, the most space-efficient option, maximising headroom and floor area within the loft

  • Gable-fronted dormers, with a pitched roof matching the style of the main house, often chosen for appearance on period properties

  • Hip-to-gable conversions, which extend the sloping side of a hipped roof outward to create a vertical gable wall and additional space

  • Shed dormers, spanning a wider section of the roof slope for larger loft conversions

Note

Planning Permission for Dormer Windows

Many dormer conversions in England fall under Permitted Development, but there are specific limits worth knowing before you get too far into planning one. The additional roof space created generally cannot exceed 40 cubic metres for terraced houses, or 50 cubic metres for detached and semi-detached houses, and this includes any previous roof extensions to the property. The dormer cannot be higher than the highest part of the existing roof, and it must not extend beyond the roof slope facing a road at the front of the house, meaning rear dormers are far more likely to qualify than front-facing ones.

Materials generally need to be similar in appearance to the existing house, side-facing windows are typically required to be obscure-glazed if they sit below 1.7 metres, and verandas, balconies or raised platforms are not permitted under these rights. Conservation areas and listed buildings are usually subject to tighter restrictions, and rear dormers that would otherwise be permitted development often require full planning permission in these cases.

Given how specific these rules are, and how much they depend on your exact property and any previous roof work, we'd always recommend confirming your situation with West Northamptonshire Council or Milton Keynes City Council before committing to a design, and we'll flag anything in your brief likely to affect this during our initial visit.

What Installation Involves

  1. A site visit and survey to assess the existing roof structure and confirm what's achievable within permitted development limits, or what would require a planning application

  2. Structural work to form the dormer opening, including any additional support needed in the roof structure

  3. Constructing the dormer walls and roof, finished to match or complement the existing house

  4. Fitting windows, insulation and weatherproofing to current Building Regulations standards

  5. Internal finishing, including plastering, so the new space is ready to use

Why Choose Bridgework

  • Experience navigating permitted development limits and Building Regulations for dormer projects

  • Structural work carried out properly, not just cosmetic changes to the roofline

  • One point of contact from initial survey through to finished, plastered room

  • A clear quote before work starts, with planning considerations flagged upfront rather than discovered partway through

Dormer Window FAQs

Many fall under permitted development provided they meet specific volume, height and design limits, but front-facing dormers, those on listed buildings, and those in conservation areas typically need a full planning application. We'll assess your specific situation before any work is agreed.

This depends on the type of dormer and the size of the existing roof, but a well-designed dormer can turn a loft with very limited standing height into a genuinely usable room with proper headroom across a much larger area.

Most pitched roofs can accommodate a dormer, though hipped roofs sometimes need a hip-to-gable conversion first to create a suitable wall to build from. We'll assess this as part of the survey.

Yes, our service covers the structural work, windows and weatherproofing through to internal plastering, so the new space is ready for you to decorate and use.
