Reroofing Northampton

There comes a point with most roofs where repairs stop making sense, either because the covering is failing in too many places at once, or because the cost of repeated patching starts to approach what a proper replacement would cost. Reroofing is a bigger job than a repair, but done properly it should be the last major roof work a property needs for decades.

We carry out full reroofing projects for homes and businesses across Northampton and Milton Keynes, stripping back to the timber structure where needed rather than covering up problems underneath a new surface.

Signs a Roof Needs Replacing Rather Than Repairing

  • Widespread cracking, slipping or delamination across the roof covering rather than a handful of isolated tiles

  • Repeated leaks in different areas over a short period, suggesting the covering itself is failing rather than one localised fault

  • Sagging rooflines, which can indicate structural timber issues underneath

  • A roof that's approaching or past the expected lifespan for its covering type

  • Repair costs that are starting to add up to a significant proportion of what a full reroof would cost

What a Reroof Involves

We'll advise honestly on materials during the quote stage, covering the trade-offs between cost, appearance and longevity, rather than steering you toward whatever's easiest for us to source.

  1. Stripping the existing covering back to the roof timbers, so any underlying issues, such as damaged battens or felt, are exposed and dealt with properly rather than covered over

  2. Checking and repairing the roof structure itself where needed before any new covering goes on

  3. Fitting new breathable membrane and battens to current standards

  4. Installing the new roof covering, whether that's tiles, slate or another material, discussed in more detail on our pitched roofing and flat roofing pages

  5. Reinstating flashing, leadwork and guttering as part of the finished job rather than treating them as an afterthought

Note

Building Regulations for Reroofing

Reroofing work in England generally falls under Building Regulations, particularly around insulation standards where more than a limited area of roof covering is being replaced. In most cases this doesn't require full planning permission if you're simply replacing like-for-like, but Building Regulations compliance is a separate matter to planning permission and still applies. We'll handle the relevant notifications and paperwork as part of the project, and where a project also involves any change to the roof profile or height, we'll flag that separately, since it can bring planning permission into play too.

Why Choose Bridgework

  • A proper strip-back rather than covering up existing problems

  • Honest advice on materials and costs before you commit

  • Our own roofing team on site throughout, working to current Building Regulations

  • A finished job that includes flashing, leadwork and guttering, not just the tiles themselves

Reroofing FAQs

This depends heavily on the size and pitch of the roof, the material chosen and the weather during the works, but as a general guide, most domestic reroofs take one to two weeks once scaffolding and materials are in place.

Generally not if you're replacing like-for-like with similar materials, though Building Regulations still apply. If the project involves changing the roof profile, raising the ridge height, or altering the appearance significantly, planning permission may be needed, and we'll flag this during the quote stage.

In most cases yes, since the work is external. There will be scaffolding and some noise during the project, but it's unusual for a domestic reroof to require you to move out.

Options typically include concrete or clay tiles, natural slate, or a flat roofing system depending on the pitch and style of the property. We'll talk through what suits your roof and budget as part of the quote.
