Roof Light & Skylight Installation Northampton

A well-placed roof light can transform a dark loft or landing without the cost and disruption of a dormer extension. We install roof lights and skylights across Northampton and Milton Keynes, on lofts, extensions and existing pitched roofs, fitted with proper flashing so the finished job doesn't just look good, it stays watertight.

Roof Light vs Dormer

A roof light sits within the existing roof slope, letting light in without altering the shape or volume of the roof. A dormer, by contrast, creates additional headroom and floor space by projecting out from the roof slope. If your priority is simply more natural light in a loft or room, a roof light is usually the simpler, less disruptive and less expensive option. If you need more usable space as well as light, our dormer window installation page covers that separately.

What Installation Involves

The flashing detail is what determines whether a roof light performs well for decades or starts leaking within a couple of years, so this isn't an area we cut corners on, regardless of how straightforward the rest of the job looks.

  1. Agreeing the size, position and type of roof light for the room and the amount of light you want

  2. Cutting into the existing roof structure and forming a proper opening, with any necessary structural support around it

  3. Fitting the roof light with correct flashing to tie into the surrounding tiles or slates

  4. Finishing internally, including plastering and trim around the new opening where needed

Types of Roof Light

  • Fixed roof lights, for light only, with no opening mechanism

  • Manually opening roof lights, typically vent or crank operated for ventilation as well as light

  • Electrically operated roof lights, often with rain sensors that close automatically

  • Flat roof lights, for extensions and flat-roofed areas rather than pitched roof slopes

Note

Planning Permission for Roof Lights

Roof lights that sit within the existing roof plane and don't project significantly beyond it are generally considered permitted development in most cases, since they don't alter the roof's shape or volume the way a dormer does. As with any roof alteration, this can vary for listed buildings, conservation areas, or where a roof light is proposed on a front elevation facing a road, so we'd recommend confirming with West Northamptonshire Council or Milton Keynes City Council if there's any doubt about your specific property.

Roof Light & Skylight FAQs

Generally not, since roof lights that sit within the existing roof plane are usually considered permitted development. Exceptions can apply to listed buildings, conservation areas and front elevations, so it's worth confirming your specific situation if there's any doubt.

This depends on the size and number fitted, along with the pitch and orientation of the roof. We'll advise on positioning and sizing to get the most benefit for the room during the initial consultation.

Most pitched and flat roofs can accommodate a roof light, though the type and installation method varies. We'll assess your specific roof as part of the quote.

Not if installed correctly. The vast majority of roof light leaks come down to poor flashing at installation rather than the product itself, which is why we treat that detail as the most important part of the job.
