Garage Conversions Northampton

A garage that's mainly used for storage, or barely used at all, often represents a genuinely useful chunk of floor space that could become a proper room. We carry out garage conversions across Northampton and Milton Keynes, turning underused garages into living space, home offices, gyms or additional bedrooms.

What a Garage Conversion Involves

  1. Assessing the existing garage structure, including the foundations, walls and roof, to confirm what's suitable for conversion to habitable space

  2. Replacing the garage door opening with a wall matching the rest of the house, including windows where appropriate

  3. Insulating the floor, walls and roof to current Building Regulations standards, since garages are rarely built with habitable-room insulation levels

  4. Running or extending electrics, heating and, where needed, plumbing into the new space

  5. Plastering, flooring and decorating to finish the room

Note

Planning Permission

Converting an integral or attached garage into habitable space is often permitted development, since in many cases the external appearance changes relatively little, though this depends on whether you're changing the garage door opening to a wall and window, and on your specific property and any existing planning conditions. We'd recommend confirming your position with West Northamptonshire Council or Milton Keynes City Council, and we'll flag anything relevant during our initial visit.

Note

Building Regulations

Regardless of planning permission requirements, garage conversions need to meet current Building Regulations, particularly around insulation, since garage walls, floors and roofs are rarely built to the same thermal standard as the rest of the house, and around damp proofing, since garage floor levels are sometimes set lower than the rest of the property.

Often yes, garage floors are sometimes set at a different level to the rest of the house and may need damp proofing addressed, since garages aren't always built with the same standards as habitable rooms.
