Loft Conversions Northampton

A loft conversion is often the most cost-effective way to add a genuine extra room to a house without extending the footprint of the building at all. We build loft conversions across Northampton and Milton Keynes, managing the project from structural work through to a finished, decorated room.

Types of Loft Conversion

  • Roof light conversions, the simplest type, using the existing roof space with roof lights added for light, without altering the roof shape

  • Dormer conversions, projecting out from the roof slope to add both headroom and floor space, covered in more detail on our dormer window installation page

  • Hip-to-gable conversions, extending the sloping side of a hipped roof to create a vertical gable wall and additional usable space

  • Mansard conversions, altering the whole rear roof slope to a steeper angle for maximum additional space, generally the most involved and expensive option

What a Loft Conversion Involves

  1. A structural survey to assess the existing roof and confirm what's achievable, including whether the floor structure needs strengthening to take the additional load

  2. Planning and, where required, Building Regulations applications

  3. Structural work, including any dormer or roof alterations needed

  4. Installing a proper staircase to current Building Regulations, which is often one of the more space-constrained aspects of the project

  5. Insulation, plasterboard and first and second fix trades

  6. Decorating and finishing, so the space is ready to use

Note

Planning Permission and Building Regulations

Many loft conversions fall under Permitted Development, subject to volume limits that vary by house type, covered in more detail on our dormer window installation page. Regardless of planning permission requirements, all loft conversions must comply with Building Regulations, covering structural strength, fire safety, escape routes, insulation and staircase design. Fire safety in particular is treated seriously for loft conversions, since they typically become a habitable room above the ground floor, and requirements around protected escape routes and fire doors are a standard part of a compliant conversion. We'll manage this as part of the project rather than treating it as an afterthought.

Loft Conversion FAQs

This depends on your specific roof, but as a general guide, a minimum head height of around 2.2 to 2.4 metres at the highest point is typically needed for a comfortable, compliant conversion. We'll assess this properly during the survey.

In most cases yes, existing ceiling joists are rarely designed to support a habitable room, so additional floor strengthening is a standard part of most loft conversion projects.

This varies by type and complexity, but most domestic loft conversions take several weeks to a few months from start to finish.

Current Building Regulations require adequate escape routes and fire safety measures for a loft conversion, since it typically sits above other habitable floors. This usually includes fire doors and, in some cases, interlinked smoke alarms, and we'll manage this as part of the project's compliance.
